In most cases planning permission will not be required as the proposed extension falls within the rules of lawful development. Lawful Development allows you to extend a single storey rear extension provided you meet the conditions of Lawful Development. Please note that if your property is within a conservation area, statutory listed or is a flat or maisonette you WILL require planning permission.
Building Control Stage
Once planning has been approved we prepare and submit detailed building control drawings to the local authority. The drawings we prepare are used by the structural engineer and your appointed contractor.
The owners of a property in Pinner, London approached DontMoveExtend.com as they wanted to increase the ground floor area of their detached building on a budget. As a family of four their main requirements were that they wanted a large living and kitchen and wanted to increase the size of the downstairs bathroom.
As the property was not in a conservation area and not listed, we applied for a lawful development certificate for a four meter extension. The application was approved in July 2011 and construction began in Late October 2011. Prior to the commencement of works, we also prepared and submitted detailed technical drawings to the local building control authority, which were also approved.
Construction of the Single Storey Extension and the internal refurbishment lasted 5 months.
